As part of our commitment to deliver the highest quality service, Pointon York has launched a Property Management Service with our preferred Property Manager, Savills.  Savills is a market leader in the property industry and one that can effectively deal with all of your property management needs. 

We believe it is best practice that all properties managed within a SIPP use a third party Property Manager.  This ensures that all actions in relation to the property are carried out on an arm’s length and commercial basis, a requirement of HMRC legislation.

We now require all our SIPP properties to be managed by a suitably RICS qualified Property Manager.  As SIPP administrators we are responsible for administrative activities related to all properties owned by Crescent Trustees Limited and not property management.

Your annual property administration fee covers: 

  • keeping and maintaining property records;
  • regulatory and revenue reporting;
  • dealing with the insurance premium;
  • dealing with loan administration; and
  • receiving and allocating rent received on a quarterly basis

The RICS qualified Property Manager that you appoint will be able to carry out activities that include chasing tenants for arrears, reviewing rent payment periods, dealing with service charges, tenant enquiries, lease reviews, dealing with vacant properties as well as advising you of potential revenue streams and development opportunities.

If you have a Property Manager that you would like to appoint we must have notification that they are RICS qualified.  In certain circumstances we will insist that Savills Property Management is appointed, where:

  1. Your SIPP property is leased to your business or a party connected to you, and arrears of rent exists, or
  2. You intend to develop your property in the future; all developments must be handled through the supervision of Savills.  If this is likely, then we suggest you appoint Savills now rather than have to change at a later date.
